Tips for choosing your home design

When choosing a home from our range, we recommend having an objective look at your family’s needs BEFORE you look at the available floor plans. What are your non-negotiables? What would you like to have?

Think about your main priorities for use of your space, and how you currently operate within your existing home. What are the things that annoy you about your home, or would be the first things you would change if you opted to renovate?

Key areas to think about include the style of kitchen that would best suit the way you cook and entertain, how much storage you need [and where you need it] the aspect of your block and how you’d like your home to be positioned , and the availability of natural light and how to maximise it in your new home.

Then we’d recommend taking a look at the floor plans on offer, and seeing which ones tick the boxes for your needs.

Once you’ve selected your home design and secured your construction finance, it’s on to demolition!

Demolition

Demolishing your existing home is a huge emotional step, but it’s a big practical step as well- you’ll need the following in place before demolition can proceed:

  • Demolition permit
  • Asset protection permit
  • Tree removal and permits
  • Asbestos removal [if required]
  • Disconnection of all services to the property.

You can opt to take care of the permit process yourself, or we can do it for you. Once we’ve demolished your existing home, we’re well on the way and can finish preparing your site for the construction phase!

Pre-construction

The pre-construction process for a knockdown rebuild is much the same as for building on a new site. It includes drawing plans, finalising contracts, and obtaining your building permit. You’ll also have your Design Lab appointment to choose the design elements, fixtures, finishing’s and colours for your new home. Often the demolition phase and the pre-construction phase overlap to ensure a workable time frame for your build.

Construction and handover

Once pre-construction is complete, it’s time to begin the construction process. You’ll  be appointed a dedicated  Onsite Customer Service Administrator, who will be your point of contact throughout the construction phase. From slab down to handing over the keys, the build process usually takes around 6 months, then your beautiful new home is yours to enjoy!
