Acknowledgement and acceptance of General Conditions

This site is owned and operated by Arden Homes (hereafter known as “The Organisation”). Your access to this site is conditional upon your acceptance and compliance with the terms, conditions, notices and disclaimers contained in this document. Your use of, and/or access to, this site constitutes your agreement to be bound by these General Conditions. The Organisation reserves the right to amend these General Conditions at anytime.

Pricing

Prices published on the website are based on Arden Homes’ standard floorplan with standard inclusions and on the client providing a cleared, level and accessible site prior to construction. Prices apply to Melbourne metropolitan area building zones. Regional pricing may apply outside of these areas. Building zones are determined at the sole discretion of Arden Homes. Prices only valid on the date the Owner pays an initial fee and is subject to the Owner signing building contract. Details of additional costings following investigations such as engineering, council and planning approvals, finance, soil and survey results, and third-party requirements, will be detailed in your building contract. Bush fire, energy efficiency assessments and ocean corrosion protection costs will be provided after the initial assessment. Block widths noted are approximate and suitability may vary by Council or Developer Guideline requirements. Minimum block width and depth have been rounded up so some block widths required could be less and are façade dependant.. Please discuss your block requirements with your Building & Design Consultant. For detailed home pricing, including details about standard inclusions for the house and charges for optional variations, please talk to one of our Building & Design Consultants. Items not included in the base price and not supplied by Arden include landscaping, window furnishings, wallpapers, decorative lighting, décor and furniture. Arden Homes reserves the right to alter design and specification, build zones, pricing and other product information without notice.

Price Lock

18 month price lock is on the base price only and will be locked in for 18 months from the 1st of the following month from when deposit is paid. i.e. If you deposit on any date in June 2024, your 18 months will commence on the 1st of July and be held for 18 months. Offer only available on Titled land for NOW by Arden range homes.

Sustainability, All-Electric Homes – Save up to $35,340k* of sustainable inclusions

*Values are based on the Votivo 43 MK3 with Aspire inclusions. Other homes may have higher or lower values. Arden reserves the right to withdraw or amend pricing and inclusions without notice at its sole discretion. ^Energy savings are based on the Votivo 43 MK3 with Aspire inclusions and are calculated using Sustainability Victoria’s Whole-of-Home tool combined with an average Victorian gas bill. Greenhouse gas emission are an annual average of Arden homes with standard inclusions based on Sustainability Victoria’s Whole-of-Home tool. These figures are a guide only and could be higher or lower for different homes. Arden Pays

Available to approved applicants of MyChoice Home Loans Pty Ltd only. Approved applicants must enter into a construction home loan and an Interest Subsidy Agreement with Mortgageport Management Pty Ltd (Manager). NOW by Arden

Build Now, Pay Later

The NOW by Arden Homes ‘Build Now, Pay Later’ Promotion is available to eligible customers at the discretion of Arden Homes Pty Ltd and MyChoice Home Loans Pty Ltd. To be eligible, a client must accept a tender and pay the $2,500 acceptance fee within 14 days of issue, sign a contract for the construction of a NOW by Arden Homes range home in a Greenfields land estate within 7 days of issue, appoint MyChoice Homes Loans as the mortgage broker, pay the first progress payment (the remainder of 5% of contract price) within 5 days of invoice.

If the conditions above are met and a dedicated agreement is included in the construction contract, Arden Homes will not request payment of any progress payment except the first progress payment until the home has reached practical completion. This offer is not available on other Arden range homes or on Knockdown Rebuild projects. This offer is not open to investors or companies.

This offer does not apply to any land component of house and land offerings, turn-key or land contracts. This offer is not transferable. This offer is only available once. Fixed Price Guarantee for site costs

NOW by Arden are committed to providing upfront fixed site costs for all blocks with available engineering. The fixed price for site costs provided does not includes any costs associated with the following items, which may vary depending on specific site conditions including:

Rock excavation or removal
Traffic management requirements
Retaining wall construction
Sewer and stormwater connections and associated works.

Additional costs will be raised by way of variation.

Refer a friend program

Valid from 01/04/2020 – 30/06/2024 for new deposits only. The referrer must be a current or past client of Arden Homes. The referred client must not be an existing or previous Arden Homes client, nor can they have been referred by another client already. The referral form must be submitted via the web form on our website prior to the referee placing their deposit. It is the complete responsibility of the referrer to ensure the referral form is submitted prior to their friend/family depositing. No other forms will be accepted. The bank transfer will be authorised once the referred clients house goes to site start. If selected, the charity or community group must be a registered and legitimate organisation. Arden Homes reserves the right to review the referral process and discontinue the offer at any time. This offer is not in conjunction with any other offer. This offer supersedes any previous referral offers or promotions, no previous offers or promotions will be honoured.

House of Rewards

House and Land Packages

Standard Package

Arden Homes will provide a construction contract for the house and separately the owners will enter into a contract to purchase land directly from the landowner. This advertised offer is subject to availability, statutory approval and a successful settled land contract. Arden Homes reserves the right to change prices or inclusions advertised without notice. This package is based off a standard floorplan. Amendments may be required to the facade and/or house to comply with building regulatory setbacks and/or developer requirements. First Home Owner package (under $750k)

The advertised package price assumes that the buyer is eligible for a $10,000 first home owners grant to achieve the advertised price. has irrevocable, non-exclusive, royalty-free approval to use, reproduce, modify, publish and publicly display the content through any of our social media accounts, websites or digital platforms; and
is released from any liability for use of the image and/or content to the extent permitted by law.

You also agree and confirm you:
- are at least 18 years old or if under 18 have permission from a parent or guardian;

User Generated Content Competition

Information on how to enter and prizes form part of these Conditions of Entry.
Entry is only open to Australian residents who are aged 18 years and older who are a customer of Arden Homes [meaning they are in the process of building their home or have built with Arden Homes] Employees and the immediate families of the Promoter and its agencies associated with this promotion are ineligible.
The Promoter reserves the right to verify the validity of entries and to disqualify any entrant who tampers with the entry process or who submits an entry that is not in accordance with these Conditions of Entry.
Entries are unlimited per month. Arden Homes customers can create as much content as they like and each piece of user generated content counts as a single entry. Any entry that does not meet these requirements will be deemed ineligible.
The promoter accepts no responsibility accepted for late, lost or misdirected entries.
The competition will commence on 8:00pm on 01/09/2020 AEST. The competition will run each month with entries closing on the last day of the month at 11.59pm AEST (the Promotion Period).
The judging will be conducted at 105 Whitehall Street Footscray at 9.05am AEST on the first of each month. The winner will be notified via direct message on Instagram with the handle they’ve entered with, within 48 hours. The Judge’s decision is final and no correspondence will be entered into.
To enter, participants must follow the Arden Home Instagram page [@arden_homes], tag the Arden Homes Instagram page, use the hashtag #ardenhomes or #athomewitharden and create user generated content for Arden Homes. The best one (1) entry, as judged by the Promoter, will win one (1) $100 voucher from various retailers.
Entries will be judged solely on creative merit. Any entry not including a photo/video of their building process with Arden Homes or their current Arden Home shall be deemed invalid.
There will be one (1) prize winner in total. The prize winner will receive one (1) voucher $100 incl. GST.
The total prize pool value is AUD $100 RRP incl. GST. Promoter accepts no responsibility for any variation in the prize value. Prizes or any unused portion of a prize are not transferable or exchangeable and cannot be taken as cash.
In the event that a prize, or an element of a prize, is/are not available, the Promoter reserves the right to substitute prize(s) in its discretion to the same and equal recommended retail value and/or specification subject to any written directions from the various lottery Departments.
