INDEPENDENT INSPECTIONS – OUR COMMITMENT TO QUALITY AND TRANSPARENCY

We coordinate building inspections throughout your build with BSS Group - an award-winning firm of independent building consultants, engineers and architects specialising in stage inspections during your build.
You receive honest, expert, third-party advice at critical stages of your build - simply because we believe that’s the right way to build a home.

FOUR INSPECTIONS. FOUR MILESTONES. TOTAL CONFIDENCE.

Across the course of your build, you will receive four independently certified reports. These reports cover building defects and quality along with relevant building codes and Australian standards as required.
Throughout these stages (slab, frame, fix, and final) a certified independent inspector conducts a thorough assessment, producing a comprehensive report for your peace of mind.

YOUR RIGHT TO GO FURTHER

Along with our independent inspections, you are always welcome to engage your own external inspectors at any stage of your build. We fully support your right to seek further assurance - because transparency is at the heart of everything we do.

WHAT DO THE INSPECTIONS COVER?

Inspection 1

3-Month Arden Cares Visit

Scheduled approximately 3 months after settlement.

Your first inspection takes place three months after you settle into your home — a critical window when your property is settling and any early concerns can be identified and resolved before they develop further. Our team will conduct a thorough walk-through of your home, inside and out, covering all key structural and functional areas.

What We Check

  • Caulking and grout in all wet areas
  • Awning or sliding windows operation
  • Cabinet adjustments
  • All doors throughout
  • Minor movement cracks
  • Sinks and basins for any signs of leaks
  • Toilet function
  • Heating & cooling
  • Landscaping including levels and drainage

Upon conclusion of this visit, a report will be provided to you detailing any concerns.

Why It Matters

Catching issues early means simpler, faster resolutions — and ensures your warranty coverage remains fully intact from the outset.

This inspection sets the foundation for your home’s long-term health.

Inspection 2

12-Month Arden Cares Visit

Scheduled approximately 12 months aftersettlement.

At the one-year mark, your home has experienced its first full cycle of seasons — heat, cold, rain, and everything in between.

This inspection is your opportunity to ensure that any movement or wear caused by natural environmental changes has not compromised your property’s structural integrity or placed your warranty at risk. Our team will carry out another comprehensive assessment, reviewing all critical areas of your home and flagging anything that requires attention.

What We Check

  • Internal and external structural movement and settlement cracks
  • Expansion joints
  • Any changes noted since the 3-month visit

Upon conclusion of this visit, a report will be provided to you detailing any concerns.

Inspection 3

24-Month Arden Cares Visit

Scheduled approximately 24 months after settlement.

Your third and final scheduled Arden Cares inspection takes place at the two-year mark. By this stage, your home is well established, and this visit serves as a definitive review to confirm everything remains in excellent order and your warranty is fully protected going forward. Our team will complete a final comprehensive assessment and provide you with clear guidance on any maintenance or actions recommended to keep your warranty valid for the full 50 years.

What We Check

  • • Internal and external structural movement and settlement cracks
  • • Expansion joints
  • • Any changes noted since the 3-month visit.

Upon conclusion of this visit, a report will be provided to you detailing any concerns.

SHOULD I DO ANYTHING TO PREPARE FOR AFTERCARES ATTENDANCE?

At Arden, the safety of our clients and staff is our top priority. To ensure a smooth and secure working environment, we kindly ask that you prepare your home before our team arrives. Please move any furniture away from the areas where our team will be working and ensure that pets are either put outside or safely secured in another room. Additionally, we recommend keeping small children at a safe distance while our team uses various tools and products. By taking these simple steps, you help us create a safe and efficient space for everyone involved.

I’M HAVING ISSUES WITH A PRODUCT IN MY HOME, WHO DO I CALL?

The products in your home are covered under direct warranty from their respective manufactures. For any warranty related concerns please contact the Arden Cares Coordinator and they will be able to assist you. You can also refer to the manufactures contact list attached in your handover pack if required.

DO I NEED TO DO ANY MAINTENANCE ON MY HOME?

We recommend annual servicing and general maintenance on multiple products throughout your home: please refer to all owner manuals and manufacturer product information for items in your home that require regular maintenance and servicing, this includes items such as garage door, termite barrier and air conditioner.

MY 24 MONTH DEFECT LIABILITY PERIOD HAS ENDED HOWEVER I HAVE STRUCTURAL CONCERNS, HOW DO I RAISE THESE?

To have your structural concerns reviewed, you will need to contact our Arden Home Care team either by email or phone to discuss your concerns further. The team may request that you send through any photos of your concerns to allow the team to review further. You will be notified if your concerns are covered under structural warranty.
