So, you’ve reached the construction phase of your building journey with us; how exciting!
This is the stage where the real excitement begins as we start bringing your dream home to life! To make sure you feel informed every step of the way, we’ve outlined the process for you:
Earthworks and temporary fencing will be the first sign of movement on your site. The earthworks contractor will cut and fill your block to meet the requirements outlined on your site plan. Storm water and drainage pipes will be installed, and power will be connected from the street to the relevant building location.
Concreters will prepare for the slab to be poured by installing boxing to contain the concrete and reinforced steel to strengthen the slab. Once this is complete, the relevant building surveyor will inspect the works.
Once approved, the slab will be poured and the first stage of construction is complete. This calls for a slab party!
Note: a progress payment of 10% of the total contract value will be required at the completion of this stage.
After the slab is poured, we will begin erecting your house frame. This will include walls and roof trusses.
Once completed, the relevant building surveyor will complete an inspection. You will now be able to see the outline of your new home!
Note: a progress payment of 15% of the total contract value will be required at the completion of this stage.
Once the external cladding and roofing is complete and the windows and external doors have been installed, the structure is considered to be at lock-up or enclosed stage.
Note: a progress payment of 35% of the total contract value will be required at the completion of this stage.
As your home is now lockable, we now move inside the home to commence the
fixing stage.
You can expect to see plaster, cabinetry, architraves, skirting and internal doors. You will start to see your kitchen and bathrooms taking shape too. We will also now complete eaves to the home.
Note: a progress payment of 25% of the total contract value will be required at the completion of this stage.
Once the fixing stage is complete on your home, a Quality Assurance inspection will be conducted. This inspection is carried out by our dedicated QA inspector who ensures that any items within your home that require attention are addressed prior to the Practical Completion Inspection of your home.
Once the house is complete, we will organise a Practical Completion Inspection. Your Site Supervisor will walk through the home with you to confirm that all works have been completed in accordance with the contract.
This is also a great opportunity to learn about the different components within your new home. Your supervisor will be able to explain these to you. It’s at this point that you will be able to work out a settlement date with your site supervisor.
Shortly after practical completion, you should be ready to collect the keys to your new home and make the final payment.
At handover, you’ll receive a copy of all relevant warranties and certificates arising from the contract.
Note: a final payment of 10% of the total contract value will be required at this stage.
Congratulations! Your new home is now complete and ready for you to enjoy.
